Beautifully appointed luxury 5 bedroom stone villa with large Roman swimming pool in a peaceful countryside valley overlooking the UNESCO world heritage town of Modica.

The space
The Location
The villa borders the thriving hillside town of Modica with its magnificent baroque churches, cobbled passageways, traditional restaurants, ice-cream parlours and lemon-granita cafés. Tucked in the valley just outside the town, the villa is a wonderful place to relax and soak up the gentle hum of country life.

A twenty-five minute drive takes you to the unspoilt white sand beaches and turquoise Mediterranean waters of Marina Di Modica, Sampieri and Marina Di Ragusa.

Nearby daytrips include the world-famous Siracusa, Mount Etna, Agrigento, and numerous locations where The Godfather was filmed.

Locally, you can visit a ricotta farm, taste the famous Modican chocolate, go on a cross-country cycle tour or go horse riding in the shady woodlands.

The Pool (open May-October)
The property boasts a splendid 12m x 6m Roman pool with shallow area and steps for toddlers and deep end for older children and adults. The pool is nestled in the valley amongst the native carob and almond trees and the gentle sound of goat bells.

The Bedrooms
Five spacious, airy bedrooms: two doubles with ensuite bath/ shower rooms and three with twin beds. There are two further family bathrooms.

The Living Rooms
Two relaxing lounge rooms, one with smart TV and fantastic views across the valley; the other with outdoor terrace and views across Modica and the starlit sky.

The Eating Rooms
Incredible vaulted floor-lit stone dining area with solid wood table to seat up to 16.

Kitchen with traditional Sicilian tiles, equipped with dishwasher, microwave, 5-ring hob and all the necessities for family/group cooking and dining.

The Outdoor Areas
Sunny breakfast courtyard, patio terrace and large outdoor dining area overlooking the valley with stone benches built into the walls.

The gardens are lined with palms, vines, almond, carob, citrus, nespoli and mimosa trees. You can escape from everything in the wild terraces or relax in the grassy lawned area.

There is a private car park for approx 3 cars.
